Tenants are not the only ones required to give 30 days’ notice to terminate a lease. Landlords may need to terminate a lease for reasons such as the tenant isn’t abiding by the terms of the lease or you’re selling the property. This 30 Day Notice to Terminate Tenancy is a legal document which has to be notarized and officially served to the tenant.
While this official, legal document might seem an extreme measure to some, it can only serve to protect the landlord if the tenant decides to sue for unlawful eviction. No matter how friendly you might be with your tenant, simple handshakes and agreements over the telephone will only pose problems should a more serious issue arise.
