First impressions are everything, especially when you’re trying to sell a home. If a potential buyer feels welcome when they first walk in the door, they will be anxious to see the rest of the house. Sparking their curiosity immediately will prevent them from walking out the door.
Landlords, take note! These tips can also help you fill your vacant rental property.
1. Take a tour of your property as objectively as possible, or have a friend do a tour, and take note of everything that looks old or is in need of repairs. And don’t overlook any corner! Investors, buyers, or renters will be very picky about where they place their money and will look in every corner.
2. Create a calm feeling. Organize clutter and store the papers and toys so people can actually walk through the house without tripping over stuff. And throwing these things into a closet doesn’t count as organizing! Your buyers or renters will absolutely open those doors so find attractive yet useful storage containers or file folders to use either in the closets or in a corner of the room.
3. Brighten up the rooms naturally. Remember that not everyone will like your color palate, so many designers recommend painting rooms in a neutral color. This will bring a clean, updated feeling to each room and allows the buyers to move in and take their time choosing their own paint colors.
4. Update light fixtures. What kind of lighting is in the kitchen and bathrooms? These rooms require brighter task lighting moreso than bedrooms and living areas. Also replace any fixtures that are outdated, have cracked shades or a worn finish. These will make the room look old and dingy.
5. Rearrange the furniture you have. Staging your home to sell doesn’t require spending thousands of dollars on new furniture. Simply rearrange the pieces you have so there are clear walkways and intimate conversation areas.
