Doug Fath Student Housing Reviews – Video Review and Bonus

For the past few weeks we’ve all been getting the emails about a guy named Doug Fath… and at first it was a slow trickle… but the last week and a half kind of made me stand up and notice because so darn many people were getting involved. So… we decided to do an indepth Doug Fath Review for ya today.

I first heard about Doug several months back through a mutual friend of ours and being 100% honest… I thought “Okay… another guy coming out w/ a product he says is ‘unique’… awesome“. (can you feel the sarcastic tone in my voice? ๐Ÿ˜‰

Then, our mutual friend kept on telling me to connect w/ Doug and see what he’s got going on in his student housing rental property biz.ย  I did… and he is fact doing 6 figures in positive cashflow a year with his student housing rental properties.ย  Not huge numbers… but, thats $100k a year with maybe working 6 hours a week… which is something 99% of people would kill to have in their lives.

Long story short… after I saw that this guy is genuine and actually is doing what he says he is… I asked him for a copy of his course so I could take a look at it before I wanted to make the decision to share it or do a review of it with our group.

So, the last week I’ve gotten several emails about Doug Fath Student Housing product asking my take on it since it seems everyone and their dog is promoting it to their lists… so, here ya go… below is a video where I walk through exactly whats in his Six Figures With Student Housing program, what ISN’T IN it, who it may be right for, who it definitely IS NOT right for… what my bonus is if you decide its right for you.

Alrighty, I actually met Doug Fath in Washington D.C. a week and a half ago at a marketing education event (if you’re not a master of marketing… you’re going to struggle to make money in real estate… be a student of marketing all of the time!) and he is a guy you can really sit down and have a beer with.ย  He’s not my definition of a “guru”… and he’s now on my personal cell phone contact list because he gave me some pretty darn good nuggets about different ways to market to get students into apartments and to get them to pay 30% higher than normal market “non-student” rates.

Doug Fath Six Figures With Student Housing Bonus and My Opinion

Okay, I could easily say… “This program is the best course ever… buy it… in fact buy 3… it’ll make you $8million this year!!!“… like some of the other people do when they promote a program. But, that’s not my style and as I always say… I won’t sell out for a buck.

But, what I can say is that this course is a solid program for the right person… and the guy behind it is honest and does actually do what he says he will do.ย  I’ve spent enough personal time w/ him to know this and I’ve done my due diligence on him and his company before I did my review.

With that said… here’s my final “cliff notes” thoughts on this little Doug Fath reviews mission:

Pros:

  • The guy behind the program is legit… and isn’t overpromising anything he can’t deliver. I like that
  • The program is broken up into different formats for learning:
    • 1) The home study program (250 page manual and CD’s)
    • 2) The online digital access version (and access to the ongoing members site)
    • 3) 8 week live group coaching w/ Doug
    • 4) You can email Doug Fath questions you have as well
      (this live 8 week coaching program is worth the price alone… that’s where the real breakthroughs will likely be made)
  • Doug includes his student housing lease (which I already ripped a few bullet points out of for my own leases/rental agreements) and other deal analyzing tools he uses in his own biz which is worth at least $200-$300 alone
  • You’ll get scripts and marketing ideas for finding properties, talking to sellers, getting tenants, finding and negotiating w/ contractors, etc.
  • It’s simple and not over complicated like many programs try to make it.
  • If you get just one deal done (which isn’t as hard as you think… I did my first when I was 21 and in college myself)… that’ll pay you monthly for as long as you own the property. That was the huge draw for me into multi-family
  • There is an entire section of the program going over the HUGE mistakes Doug made that cost him over $100k… he walks through each of them in detail so you can learn from his mistakes. That alone is worth the cost of the program
  • … and other cool things.

Cons:

  • I haven’t been through the 8 week live coaching w/ Doug Fath that you’ll get w/ this program… but, I would have liked to see a bit more details on due diligence in there. But, like I said… I know you can ask Doug those questions as a student… and he’ll likely be going over that deeply in the live webinar coaching
  • He doesn’t go into much detail on how to get private money which is a huge way to fund these properties (but luckily… I’m taking care of that one for you in the bonuses below ๐Ÿ™‚
  • I would have loved a sample ad or two in the physical home study version that he uses to get tenants… I may have missed it… but that kind of stuff is always cool and useful
  • … thats about it.

Overall I really think Doug Fath’s Student Housing program is pretty darn solid… then when you figure in the 8 week coaching program you’ll get free (which I haven’t gone through so I can’t say from first hand experience what it entails… but I’m sure it’s solid) it looks like it would MOST of the gaps with finding, acquiring, and owning profitable cashflowing student housing properties.

Is Doug Fath’s Program Right For You?

Well… this is up for you to decide and it’s not my job to sell you on it.ย  I feel the program will produce the results you want if you apply it faithfully and stay focused on the task of building a student housing cashflowing real estate portfolio.

This is who it IS right for:

  • If you know that owning rental properties is the area of real estate you want to focus on
  • If you like the idea of having positive cashflow every month
  • If you don’t mind “tenants and toilets” (although, Doug shows you how to outsource all of that work so you don’t have to deal with the tenants and repairs)
  • If you’re looking to build long term wealth at the same time as you’re generating monthly cashflow
  • If you want to cut the learning curve quite a bit and not make the mistakes that I made… and that Doug made that cost each of us literally tens of thousands of dollars
  • If you will comitt to working this program until it works and you don’t blame other people for your failures

… this system may be a perfect fit for you because the content and person behind the program are legit (coupled with my bonuses below, it’s pretty darn complete).

This IS NOT right for people who:

  • Are caught by the “shiny object” syndrome and are looking for this to be a magic bullet for you (if this is you… get focused on one specific strategy and go w/ it full force)
  • Are focused on large commercial investing… this program isn’t developed for someone looking to buy 100+ unit properties right now
  • Are into “virtual investing” and don’t want to venture outside of your house to invest. This won’t work for ya (and “virtual investing” likely will be an uphill climb for ya as well with that mindset)

    properties @ long distances and if he explains how the school calendar
