We have been buying, renovating and selling single family homes for the past 4 years in South Florida. Over the past year or so, investors have been aggressive buyers, so we have been renting out completed properties, retaining property managers, and then selling based on the cash flow. Investors are accepting a return of 6-8% cash on cash, and property values are appreciating adding to their total return. Appraisals are not needed when the buyers are just looking at the cash flows.
