Locating the right investment property can sometimes be the most difficult aspect of being a real estate investor. Knowing where to look, who to call, and then weeding out properties that don’t line up with your needs can take a lot of time. Thankfully, there are some free online tools that can help you locate potential investments more quickly and with much less effort.
Finding listings that are broken down by the type of property, whether multi-family, retail, office space, etc. is easy with the Commercial Investment Multiple Listing Service (CIMLS) – as their 250,000 members have discovered. With approximately $50 billion worth of real estate listings, the CIMLS can help you find the kind of property you want, in the area you want, and can do so in a matter of seconds.
Not only can the CIMLS connect you with properties for sale or lease based on zip code, price range, type of property and more, but it can also help you locate professionals in a variety of fields such as finance, maintenance, marketing, relocation, design and construction and much more. While a paid membership option is available, free membership gives you a number of helpful tools to aid in your search for quality investment properties.
Another helpful online tool for REI professionals is LoopNet, who bill themselves as “#1 in Commercial Real Estate Online.” While that may be true, and they do offer a huge number of commercial property listings, LoopNet’s free services are much more limited than those of the CIMLS. You can search for properties based on a variety of criteria such as price, size of the lot or building size, units available and more.
One helpful feature of LoopNet is the ability to research the listing history, owner or tenant, as well as other information about millions of commercial properties. The more you know about a potential investment, the better. And this is one way of locating useful information as you search.
CommercialSource – may not be as big as either CIMLS or LoopNet, but it’s a helpful free tool, nonetheless. With the same basic search features as both of the other sites, CommercialSource brought up properties that neither of these two online giants found.
As you may already know, sometimes more is just… more. When you’re looking for a potential investment property, finding the right property is key. And CommercialSource is another option to help you locate specifically what you’re looking for if the sheer bulk of similar sites fails.
Whatever your price range, preferred location or property type, one of these free online tools is almost certain to help you find potential investment properties to meet your needs. Give them a try and see for yourself.
