Generally, landlords work hard to make their units presentable and keep them maintained prior to having new tenants move in. But your idea of presentable might be very different from your tenant’s idea of presentable.
This Inventory & Move In Condition Form is a simple, 1-page form that the tenant fills out noting anything that is not in good condition or that needs to be repaired. This includes exterior items, such as mailboxes or fences, as well as indoor items, such as carpeting or walls.
Landlords should still take the time to walk through each unit themselves but this helps prevent any disputes that might arise after a new tenant moves in.
